The site is a former paper mill made up of a series of buildings which originated in the southwest corner of the site from 1862 and have gradually expanded across the site with more modern buildings to the northeast. The site is made up of a number of industrial buildings, many of which are interlinked. The pick of the more modern buildings include the paper machine buildings PM8 and PM9 which were constructed in the 1970s/1980s and the logistics building built in the 1990s which is a high bay unit that contains state-of-the art storage equipment. There is a total floor area of about 2.45 million sq ft (228,000 sq m) on an industrial zoned area of around 79 acres (32 hectares) (plots 777, 975, 1495, 1496, 976, 1989, 3352).

There is residential and agricultural land around the site which is also owned by the vendor of around 111 acres (45 hectares) (plots 2838, 1172, 1179, 944, 887, 86, 87). There are 3 railway sidings coming into the site to the southwest corner which connect to the Swiss Federal Railway network at nearby Solothurn and Olten. Biberist rail station is just 4 minutes walk from the site. To the north of the site along the boundary runs the River Emme together with a small canal that runs through the site to provide hydropower.
